As a project manager, we come alongside the investor to manage the rehab or build project from beginning to end, so that their time is freed to grow their business.
We initially help the investor finalize the budget and scope of work, and set a realistic project timeline. We then work directly with the general contractor/sub-contractors to make certain the project moves forward efficiently. Our team is available daily to answer contractor questions, to ensure inspections pass quickly, and source materials as needed, so there are no delays. We also watch the budget closely and problem solve when something unexpected happens (it always does!).
Ultimately, we’re here to save the real estate investor time and money. The two most important components to success.
A home needs to have a functional floor plan. Depending on the extent of the project, we will work with the investor and/or licensed architect to draw up a floor plan that makes sense.
A home needs to be stylish and appeal to a broad range of buyers, but does not need to cost a lot of money to do so. With many years of proven results behind us, our team will select trending and cost-effective design finishes for the entire home. From the overall home style to the final light fixture, we will make these sometimes confusing decisions easy.
As the designer, we will work with the investor and the contractor to make certain that the chosen design materials are installed correctly and finished to the buyer’s satisfaction. Buyers are savvier than ever (note all the TV rehab shows) and are now conditioned to look at the finish details. A home can be stylish and functional, but will turn away buyers if it’s not put back together perfectly.
All real estate investors want profits – the more the better! As a licensed real estate broker, we can find the investor his/her next rehab property. Our team is constantly studying the investor market and networking for deals. We understand ARV’s, appropriate profit margins, and can estimate initial rehab budget numbers to make offers quickly and, therefore, successfully. Please find an example budget worksheet here.

Not only are we a real estate broker, we have degrees and many years of real world experience in sales, marketing & communications. That means we know how to write compelling messages and place them in the proper media to create the most effective sale strategy for the homes we sell.
